A pool in the Covenant is rarely just a pool. It's a pool, a spa, a waterfall, a second pump for the feature, an automation panel running all of it, and forty thousand gallons under eucalyptus. Every one of those is a thing to check every week, and the eucalyptus alone will fill a skimmer between visits and drop oils that feed the algae in the shaded end. We budget more time for Rancho Santa Fe stops than for anywhere else on the route, because the pools ask for it.

Pool, spa, fountain, auto-fill: what a weekly stop on a multi-body system includes

Each body of water gets its own test when it's in use, because a spa drifts faster than the pool it sits next to and a fountain basin that never gets brushed is where the algae starts. We run the spillover and the feature pump long enough to see them flow, check that the auto-fill is holding the level and not running constantly — a stuck float is how a hard-water pool gets harder — and walk the automation schedule so the pump runs the hours it should, not the hours it drifted to after a power blink. Then the pad: filter pressure, prime on every pump, cell, heater, actuators. It's a longer visit. That's the point.

Santa Fe Irrigation District water, wells, and the tile line

The water here is Santa Fe Irrigation District — a mix of Lake Hodges and imported supply — and it's hard enough that scale is a matter of when. Parts of the east side toward Cielo and The Crosby fill from Olivenhain instead, and some of the older estates fill from a well. On a pebble or quartz finish, or a glass-tile waterline, that's expensive to let happen, so the pH gets held low when the water calls for it and the calcium watched. If you're on a well, the story changes: well water can carry iron and manganese that stain plaster the first time chlorine runs high, so we test the fill water before we dose anything and treat metals ahead of a stain. When acid can't hold the line any more, we say so; the honest answer then is usually a reverse osmosis treatment that keeps most of forty thousand gallons in the pool.

Leaf load every week, oils in the shaded end, and plumbing runs long enough that a slow prime is worth writing down.

Fairbanks Ranch & Rancho Del Lago

Gated, guarded, and on a schedule. Newer pads with full automation, multiple bodies of water, and finishes that show scale early. We work with the gatehouse and your household's rules, and the thing we watch is the panel — schedules and actuators that drift.

The Bridges, The Crosby & Cielo

The newest builds on the east side, up high. Pebble and quartz finishes, glass-tile waterlines, salt systems, and every Santa Ana first. Wind debris on Cielo pools gets handled on the regular weekly stop, and the cells get eyes on them every visit because the water here scales.

Del Mar Country Club, Rancho Pacifica & Whispering Palms

The coast side of the ranch. Marine-layer mornings from May into July push chlorine demand up before the sun burns through, and fairway clippings arrive as phosphates by August. We run chlorine a little higher through the gray months.

Del Rayo, Senterra, Morgan Run & The Summit

Established gated streets with a mix of older plaster and newer pebble, mostly a pool with a spa, and the same hard water. The spa gets its own test when it's in use, because it drifts faster than the pool.

What a weekly visit includes in Rancho Santa Fe

Seven steps, same order, every week, on every body of water. Longer than a tract pool, and scheduled that way.

1Test every body of water before anything else

Free chlorine, pH, alkalinity, and stabilizer, plus salt on salt pools; calcium hardness when the water calls for it. Pool, spa, and fountain each get their own test when they're in use; on a well, metals too.

2Brush the tile line first, then walls, steps, and the feature

In this water, scale bonds to glass tile and stone if nobody brushes it. Walls, steps, spillways, and the fountain basin every week; the tile line as needed.

3Net the surface, empty every basket

Skimmers, pump baskets, and the feature pump's basket. Under eucalyptus a basket fills between visits, and a packed basket starves the pump.

4Vacuum on what the floor looks like

After a Santa Ana, after the eucalyptus drops, after an event at the house. We vacuum when the floor needs it, not on a rotation.

5Dose from the test, pH low as needed

Chlorine, acid, and whatever the numbers called for, dosed to each body's volume and logged. On district water we run pH at the low end when the calcium calls for it — that's where it stays dissolved. Chemicals are in the weekly rate.

6Read the gauges, watch every prime, walk the panel

Filter pressure, flow on every pump, cell plates, heater, actuators, auto-fill, and the automation schedule — a drifted schedule is the most common thing we find on a Rancho Santa Fe pad.

7Email the photo report before we leave the driveway

When something on the pad fails, you get the truth in writing.

Estate owners get upsold constantly. We sell the weekly service and nothing else.

When a heater won't fire, a feature pump won't prime, a salt cell reads zero, or the automation throws a fault, we run the checks — flow, pressure, error codes, and what the equipment itself reports — and put the finding in writing: what's wrong, whether it's urgent, and our honest opinion on fix versus replace. On a big pad it's often flow or settings — a packed basket, a filter overdue for a clean, a drifted schedule, a lid O-ring — which we clear on the spot. A heater scaled up by hard water is a different story, and we'll say so.

When it needs a C-53

Anything involving parts, wiring, or gas goes to our referral partner, Pool-Clinic Inc., a licensed C-53 swimming pool contractor, CSLB #1122305. You contract with them directly and pay them directly. We take nothing.
